Remodeling contractor software is a platform that manages a remodeler's leads, estimates, proposals, contracts, selections, change orders, schedules, purchasing, invoicing, and job costing on a single record for each project.

Why remodelers fit Ardovia

Ardovia grew out of design-build residential construction. A remodel follows the same pattern: a designer sells a scope, the customer makes selections, and a production team builds it in phases with subcontractors.

The hard parts of remodeling are the ones that happen between the estimate and the final invoice. Selections change, hidden conditions turn up, and trades wait on each other. Ardovia keeps those changes tied to the contract, the schedule, and the budget.

Step by step

A remodeling project from lead to warranty

Here is how a kitchen, bath, or whole-home remodel moves through Ardovia.

  1. 1

    Lead and consultation

Leads come from website forms, a designer's booking page, forwarded lead-provider emails, or manual entry. Contact logs and follow-up badges show who needs a call back.

  2. 2

    Estimate and proposal

The designer builds the proposal from a pricing template for that project type. Inputs like square footage, cabinet run, and fixture counts drive quantities, cost, and price.

  3. 3

    Contract and e-signature

The contract adds the deposit and up to six draws. Send it for signature through SignNow; when it is signed, the job is created with its scope, budget, and draft draw invoices.

  4. 4

    Selections and approvals

Selections marked for final approval appear as a job start requirement. Approving a changed choice shows the price difference and can create a change order.

  5. 5

    Permits and schedule

Create the permit from your jurisdiction template and apply a construction schedule. Demo, rough-in, inspections, drywall, finishes, and punch list run in order.

  6. 6

    Trades and materials

Send purchase orders to suppliers and subcontractors with a secure acceptance link. Track ordered and received quantities on each line.

  7. 7

    Change orders

Hidden rot, a moved wall, an upgraded tile. Each change order is priced, can require the homeowner's signature, and updates the project total.

  8. 8

    Draws, closeout, and warranty

Invoice draws as phases finish, record payments, and close out with a signed walkthrough checklist. Warranty claims and coverage stay on the job afterward.

Remodeling estimating software built on your own numbers

Every remodeler has a spreadsheet that prices their work. Ardovia's pricing tool turns that spreadsheet into a template the whole sales team can use, with your formulas, catalog, and margins.

Templates are made of sections and objects, such as demolition, cabinetry, countertops, tile, plumbing fixtures, and electrical. Each object has inputs and formulas that calculate product quantities and labor. Optional objects can be toggled in or out, and some objects can be added more than once.

The template also holds your operating expenses, such as commission and overhead, and your minimum net margin. Proposals below the minimum are flagged and can require approval before they reach the customer.

  • Allowances carry budgets for items the customer has not picked yet, such as tile or lighting, as pass-through amounts outside your profit math.
  • Selections give customers a defined list of options, each tied to its own product and price.
  • Packages show a base scope with upgrades and downgrades listed as enhancements and their price differences.
  • Template version control means changing a template never rewrites proposals that were already priced.

Selections and change orders without the paper trail

On a remodel, the scope is rarely final at signing. Ardovia treats selections and changes as part of the contract, not side conversations.

A job remembers the selection options it was sold with. When a customer changes a choice, the approval screen shows the old value, the new value, and the price difference. You can create a new change order or add it to an existing draft.

Change orders use catalog or manual lines, each with a cost and a price. Your organization decides whether homeowner signatures are required for increases, $0 changes, and credits. Every change history entry records who changed what and the change order it produced.

Scheduling trades in the right order

A remodel stalls when the electrician shows up before the framing inspection passes. Ardovia's construction scheduling chains each step to the ones it depends on.

Schedule templates include phases, tasks, emails, payment requests, selection approvals, purchase orders, and permit inspections. When a step finishes, the next one starts. Permit inspections can be placed on the schedule from the permit itself, and an item can be set to wait until inspections pass.

The Construction dashboard groups what needs attention, such as overdue phases, failed inspections, and items waiting on approval. Schedule emails with merge tags can keep homeowners informed at set points in the project.

Permits that don't live in someone's inbox

Remodels with structural, plumbing, or electrical work usually need permits. Ardovia's permits module stores each jurisdiction once, with its coverage ZIP codes, timelines, required inspections, contacts, and the authority's own application forms.

When you create a permit for a job, merge-tag fields on the forms arrive pre-filled from the job, and Ardovia builds a submittable packet. Inspections are tracked on the permit and projected onto the job's construction schedule.

Know your margin before the final draw

Remodeling margins slip one small change at a time. Ardovia's job costing compares estimated cost with actual spend by category on every job.

Job costing categories come from the pricing template, so the budget you sold becomes the budget you track. Purchase orders show as committed spend, and vendor bills and receipts count as actual spend.

On the financials side, each job tracks the contract amount, change orders, and the project total. Draw invoices, payments, and balances sit together, so you always know what has been billed and collected.

Field documentation and closeout

Daily logs record progress with photos and comments on each job. Checklists handle pre-drywall walks, final walkthroughs, and punch lists with photos, signatures, and an emailed PDF.

After completion, warranty claims are tracked from report to resolution. Customers can submit claims through a public form, and warranty appointments go on the calendar.

Frequently asked questions

What is the best remodeling software for a design-build firm?

The best fit depends on how you sell and build. Ardovia suits design-build remodelers who want formula-driven estimating, signed contracts, selections, change orders, scheduling, and job costing in one system. Booking a demo with your own project types is the fastest way to judge the fit.

Can Ardovia be used as remodeling estimating software?

Yes. You build pricing templates with sections, inputs, formulas, and catalog products for each project type. Designers enter measurements and choices, and the template calculates cost, price, and margin.

How does Ardovia handle allowances on a remodel?

Allowances are budget amounts for items the customer hasn't chosen yet. Ardovia treats them as pass-through amounts that are kept out of cost and profit calculations. When the final choice is made, the difference can be handled through a change order.

Can homeowners sign change orders electronically?

Yes. Your organization can require homeowner signatures on change orders, with separate settings for increases, $0 changes, and credits. Signing runs through SignNow, and a change order that needs a signature can't be emailed or downloaded until it is signed.

Does Ardovia have a homeowner portal?

No. Customers receive proposals, invoices, and change orders by email with a PDF attached, and they sign through SignNow without creating an account. Schedule emails can also update homeowners at set points in the project.

Can Ardovia manage building permits for remodels?

Yes. The permits module stores each jurisdiction's forms, timelines, and required inspections. Permits are created from the job, form fields can pre-fill from job data, and inspections appear on the construction schedule.

Does Ardovia connect to QuickBooks?

A QuickBooks Online integration is in development and listed as coming soon. Current integrations include Microsoft 365, SignNow, Google Business Profile, and Zapier.
